Sellers the train has left the station. Will you be left BEHIND? Real Estate Housing market has changed in West L.A. and Beach Cities. There are more prospective home buyers than housing inventory. More DEMAND than SUPPLY resulting in housing appreciation. Sellers are seeing profits from the sale of their homes. Over priced listing on still lingering on the market. The property has to be priced correctly. How do you determine what is the correct asking price? Call professional realtor should have com parables that are similar to your home within one-half of a miles from your home. Appraisers look for 3 similar sales that have sold within the last 6 months. In this market really wants sold within last 3 months. Study your competition want 3 listings within half-mile from your home with similarities. I like to look at pending listings to see asking prices and days on the market before entered escrow. Market analysis is only like-for-like if subject is home only use home com parables. When deciding on asking price consider your homes condition. Is the home in its original condition, updated or renovated?

Properties that are correctly priced are seeing less the 30 days on the market and multiple offers. Multiple offers means homes selling above the asking price. Sure there are all cash buyers but the majority of buyers are well qualified by direct lenders to obtain mortgage loans. When sellers consider an offer on their home all offers should be accompanied with Pre-Approval (from direct lender) and source of funds (written verification of buyer's down payment and closing costs). Sellers may have a fabulous price but research valid Pre-Approvals and Source of Funds. Sincere and qualified buyers are in the market. Sellers do not let this Fortune Train going to leave you?
